Maintenance Manager

Reporting to the Director of Operations, the Maintenance Manager will perform as the primary maintenance personnel for the Museum.

Maintenance

  • Oversee installations, inspections, repairs, renovations, routine maintenance, and troubleshooting, as well as building, mechanical, electrical, fire/life safety, and plumbing systems.
  • Perform and/or coordinate small renovation and construction projects throughout the building, including but not limited to painting, molding installation/repair, special installations, such as lighting fixtures/design-related installs, floor refinishing, metal cleaning/polishing, and furniture relocation/installation.
  • Generally monitor all interior and exterior building areas for repairs to ensure safe conditions and report any issues to the supervisor.
  • Proactively check for burned-out and non-functioning lighting throughout interior and exterior of building and change as required.
  • Coordinate building equipment repair and maintenance for services related to plumbing, gas, HVAC, generator, domestic water, electricity, elevator, window washing, etc.
  • Coordinate monthly and annual generator tests/inspections and refill generator tank as necessary.
  • Perform routine inspections of walls and floors throughout interior and exterior of building, and perform necessary repairs in a timely manner, including but not limited to retouching paint and assisting with drywall repairs.
  • Supervise building cleaners and facilities associates.
  • Implement the cleaning schedule for daily, monthly, and annual services to be rendered.
  • Maintain inventory of cleaning supplies and submit orders as necessary
  • Complete condition report on event spaces prior to and after events.
  • Remove any snow, ice, and water from outdoor areas, including sidewalks, and loading dock, and install entryway mats as needed to limit interior moisture.
  • Coordinate trash removal and dumpster rental as necessary.
  • Coordinate bi-weekly pest control inspections.
  • Respond to emergency maintenance needs, including but not limited to floods, leaks, and other causes.

Provide event assistance

  • Maintain clean and tidy conditions throughout events, including but not limited to maintaining and restocking restrooms and emptying garbage receptacles.
  • Setup and breakdown of event equipment, including but not limited to staging, tables, chairs, garbage receptacles, event infrastructure, extension cords, and other event-specific items.
  • Respond to emergency event needs and requests as required.
  • Provide other event assistance as needed and assigned.

Building protocol and procedure

  • Ensure all doors and windows are returned to locked positions.
  • Respond to Security directions as given to maintain the safety and security of patrons, staff, and artwork.
  • Respond to Fire Alarm and other incidents.

Other

  • Cross-train with other department responsibilities as necessary.
  • Assist Security Department as required.
  • Must be well versed in the current exhibitions in order to answer basic questions from our patrons.

Qualifications

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • High school diploma or general educational development (GED)/Test Assessing Secondary Completion (TASC).
  • Minimum of 3 years of responsible experience in building maintenance and repair; or an acceptable equivalent combination of education and experience.
  • Ability to use hand- and power- tools.
  • Experience managing or supervising a team.
  • Ability to read and comprehend instructions, correspondence, and memos. Ability to write correspondence. Ability to effectively present information in one-on-one and small group situations to other employees of the organization.
  • Ability to apply common sense understanding to carry out detailed written or oral instructions. Maintain clean and tidy conditions throughout events, including but not limited to maintaining and restocking restrooms and emptying garbage receptacles.
  • Be able to Maintain Certificate of Fitness S-95, S-12. S-13, C-92, and others as assigned or as required by the FDNY.
  • Excellent communication skills required Professional, friendly demeanor and interest in building relationships with staff
  • Some evening and weekend responsibilities involving scheduled work and emergency situations.
